Real estate developer Mi Vida Homes has strengthened its sustainability credentials with two of its residential projects securing the EDGE (Excellence in Design for Greater Efficiencies) Preliminary Certification from the International Finance Corporation (IFC).
The certifications were awarded to KEZA Riruta Phase 1A, an affordable housing development, and Amaiya Garden City – Block C, part of the second phase of the Garden City master development. Both projects achieved certification at the design stage, underscoring Mi Vida’s commitment to delivering eco-friendly, cost-efficient homes for Kenya’s growing middle-income and affordable housing market.
What EDGE Certification Means for Homebuyers
The EDGE certification, issued through Green Business Certification Inc. (GBCI), evaluates buildings for resource efficiency in energy, water, and materials compared to conventional construction standards.
- KEZA Riruta Phase 1A: 25% energy savings, 34% water savings, and 30% reduction in embodied energy in materials.
- Amaiya Garden City – Block C: 26% energy savings, 27% water savings, and 30% reduction in embodied carbon in materials.
These efficiencies are expected to lower utility costs for homeowners while reducing the projects’ environmental footprint.
Sustainable Design Features at Amaiya Garden City
Amaiya Garden City – Block C, comprising 128 residential units, integrates sustainability measures such as:
- Insulated roofing
- Energy-efficient lighting
- Water-saving fittings
- Material-efficient structural systems
Together, these features reduce operational carbon emissions over the building’s lifecycle, aligning with Kenya’s climate commitments.
Mi Vida’s Expanding Housing Portfolio
Mi Vida’s portfolio addresses Kenya’s demand for quality, affordable housing, with developments including:
- Mi Vida Garden City (completed)
- Amaiya Garden City
- 237 Garden City (affordable entry project)
- KEZA Laika in Ruaka (mid-market development)
Homes start from Ksh 2.9 million for studio units, with pricing varying by size and typology.
Sustainability and Affordability
Mi Vida CEO Samuel Kariuki emphasised that sustainability and affordability are inseparable:
“By embedding efficiency into our designs from the outset, we are able to lower long-term utility costs for homeowners while delivering positive environmental outcomes. Our focus extends beyond building houses to creating enduring value for residents, investors, and the communities we serve.”
He added that the efficiencies incorporated into projects such as KEZA Riruta and Amaiya Garden City will generate meaningful savings for residents, particularly on electricity and water bills.
